The measure has a direct impact on the operations of platforms like Airbnb, which facilitate this type of temporary rental.
As advised by the city hall, this decision seeks to address issues related to urban coexistence and security, although it also has implications for the short-term accommodation market in the city. The public body's position highlights concerns about urban coexistence and the well-being of citizens.
According to estimates, approximately 36 thousand apartments in the city were available for short-term rentals.
The new law arrived with obligations
The new legislation introduces clear restrictions on the offering of vacation rentals in New York, only allowing rooms to be rented under certain specific conditions.
- Visitors must stay in the same location as the host. Anyone renting must live in the same location;
- It is not permitted to host more than two visitors at the same time;
- Visitors are not allowed to lock the room door.
Even if all these conditions are planned, hosts still face the requirement to register with the city hall and pay a fee of US$145 (R$721) every two years.
These authorizations are granted in limited numbers and, to date, more than 3,800 applications have been submitted, with less than 300 of them being approved.
Those who violate the rules may have to pay fines ranging from US$1,000 (R$5,000) to US$7,500 (R$37,300).
