With the change, the property ceiling for bands 1 and 2 of the program was also adjusted, varying according to the municipality's population.
The maximum limit will be BRL 264 thousand for municipalities with a population of over 750 thousand inhabitants, BRL 250 thousand for cities with a population between 300 thousand and 750,000 inhabitants, BRL 230,000 for municipalities between 100,000 and 300,000 inhabitants, and BRL 200,000 for cities with a population of less than 100,000 population.
In addition, the maximum property value for families with income between R$ 4,400 and R$ 8,000 was increased from R$ 264,000 to up to R$ 350,000 in all states of the country.
These measures are estimated to bring an increase of 57,000 new hires in track 3, with 40,000 expected for 2023.
The council also forecasts a 12% growth in hiring, with around 330,000 units destined for families with incomes of up to R$3,300. The FGTS budget for subsidies in 2023 is BRL 9.5 billion.
Besides the enlargementsubsidy, the board revised the interest charged to families with incomes of up to R$ 2,000. Rates were reduced to 4% per year in the North and Northeast regions, and to 4.25% per year in the South, Southeast and Midwest regions.
About the Minha Casa, Minha Vida program
The Minha Casa, Minha Vida Program is a housing initiative by the federal government of Brazil launched in March 2009 during the second term of Luiz Inácio Lula da Silva.
The program aims to subsidize home ownership for families with incomes of up to R$1,800 and facilitate access to property for families with incomes of up to R$9,000.
According to information from Caixa Econômica Federal, until 2018, around 14.7 million people acquired a property through this program, which represents approximately 7% of the Brazilian population.
On January 12, 2021, Law No. 14,118, which established the Casa Verde e Amarela Program, with the aim of reformulating and expanding the PMCMV, came into force.
However, on February 14, 2023, the Minha Casa, Minha Vida program was resumed and recreated by President Luiz Inácio Lula da Silva, replacing the former Casa Verde e Amarela.
