Casa Verde e Amarela Program has new rules for selection

Green and Yellow House is a program Federal government whose main objective is to facilitate the population's access to their own housing, thus ensuring a better quality of life for more Brazilians. This program was created by the current government of Jair Bolsonaro, replacing the former “Minha casa, Minha vida”, created during the term of former President Lula.

In June 2022, new rules were added to the program for selecting participating families and financing home ownership. Now, the responsibility for registration information, procedures, deadlines and documentation will be the municipality, according to the Ministry of Regional Development. Through these changes, municipalities will have greater autonomy to use complementary criteria according to the local reality and for the selection of families that will participate in the program.

The number of family launches in the program has dropped considerably in recent months, despite guaranteeing lower interest rates to low-income families for the purchase of their long-awaited home. With that, after the disclosure of the new rules, the ordinance reinforces the groups that are priority: women responsible for families (single mothers), families that have a member with any type of disability, elderly and children.

Purpose of the social program

As with Minha Casa, Minha Vida, the main purpose of this program is to provide a better and more quality life for low-income families. For this to happen, the government pays a portion of the value of the property and ensures affordable and lower rates when financing, with Caixa Econômica Federal.

The role of the Federal Government is also to help these families obtain credit for the payment of the property, in addition to collaborating with the reforms and expansion of the house, which prevents the properties from having an inadequate infrastructure, or even the deterioration of the same. Casa Verde e Amarela helps families stop paying rent to achieve their dream of home ownership. This also helps civil construction and generates more jobs in the sector.

Check the interest and discounts by income group:

  • Group 1: Family income of up to R$ 2,400.00, nominal interest rate of 4.75% per year, and for FGTS quotaholders, rate of 4.25% per year;
  • Group 2: Family income of R$ 2,400.01 to R$ 2,600.00, nominal interest rate of 5.25% per year, and for FGTS quota holders, rate of 4.75% per year;
  • Group 3: Family income of R$ 2,600.01 to R$ 3,000.00, nominal interest rate of 6% per year, and for FGTS quotaholders, rate of 5.50% per year;
  • Group 4: Family income of R$ 3,001.00 to R$ 4,000.00, nominal interest rate of 7% per year, and for FGTS quota holders, rate of 6.5% per year;
  • Group 5: Family income of R$ 4,001.00 to R$ 7,000.00, nominal interest rate of 7.66% per year, and for FGTS quotaholders, rate of 7.16% per year.

These interest rates are valid until December 31, 2022.
