The ‘FGTS Futuro’ can be used to finance real estate

For 2023, Caixa Econômica Federal announced that it will start carrying out the financing of properties for the Casa Verde e Amarela program. The program will be added to the 'FGTS Consignado' or 'FGTS Futuro' in the first months of next year.

The measure will be aimed at Brazilians who have not yet realized their dream of owning a home, and will make it possible to finance real estate in a less complicated way. The measure was approved by the National Chamber in July this year.

The bank is depending on the publication of the operating rules for the measure to come into effect, and the expected date for it to that happens is January 18, according to the resolution of the Board of Trustees of the Severance Indemnity Fund (FGTS). As released, the operation will have 90 days to start.

This operation will allow the resources passed on to workers to grant guarantees in the calculation for those who wish to finance properties through the Casa Verde e Amarela program. With the added value of the FGTS, the increase in the financing payment capacity would be 8%.

Even so, the use of FGTS Futuro would be under the responsibility of the worker, who will not be obliged to use the resource. As a priority, the measure will grant people access to buy houses or apartments for greater values.

However, as not everything is rosy, the operation includes risks for workers: it is necessary to be aware that future FGTS earnings will be blocked. Thus, if the worker wants to use this modality, if he is fired, the money from the fund will not be released for withdrawal, as it will be retained in the financing.

First of all, the change, as advised by Caixa, will be directed to families with a gross monthly income of up to R$ 2,400.

According to the DataZap+ survey, there are about 10.9 million families that fall into the first category. The number of families with a monthly income of up to R$2,400 is equivalent to 15.8% of all families in Brazil.
