Future FGTS and home ownership
By accepting future FGTS deposits to pay installments, more families can be included in the Casa Verde e Amarela program. This happens because many of them are rejected by income analysis and, therefore, many houses built for the program are uninhabited. Discover now the criteria for using future FGTS deposits to finance your home:
Have a gross monthly income of up to BRL 4,400
Not all people who receive the FGTS can request it to settle the value of the new house installment. Only families with a gross monthly income of up to R$4,400 will be able to apply for this benefit.
Thus, the money works as a FGTS consignment, because instead of the amount being deposited in the worker's account, it will be automatically deducted from the property's installments.
120-day deadline to start taking effect
The Ministry of Regional Development authorized the measure, but there is still a deadline for financial institutions to adapt to the new modality of payment of installments.
Therefore, only future deposits will be used. The amount that is already in the worker's account will remain stored and cannot be used in addition to the birthday withdrawal or in the withdrawal method chosen by the worker.
Am I required to allocate my FGTS to the program?
No. The worker can choose whether or not to use future FGTS deposits for this purpose. However, if he chooses to use it, he will be prevented from accumulating the balance in the FGTS, and his balance will be blocked in the Guarantee Fund until the amount is settled.
What if I get fired?
If the worker is dismissed, the debt will focus on the installments with the highest value. Meanwhile, FGTS will remain blocked. Furthermore, if the employee is not relocated to the market in time, he will lose his home and FGTS. Therefore, it is a risky financing modality, in case the citizen loses his job before paying off his new property.
